Job Title: Site Manager

Salary: Band 6 (CCT Thurrock Academies Pay Scale) Point Range 23 - 32 (£32,410 - £40,681) Contract: Permanent, (split shift) 6am - 10am & 2.30pm - 6pm) Monday - Friday, 52 weeks per year (6 weeks paid holiday to be taken during periods of school holidays)

Job Purpose

To be responsible for the day-to-day management, maintenance, safety, and security of the school site, ensuring a clean, safe, and well-maintained environment for pupils, staff, and visitors.

Key Responsibilities (including but not limited to)

Site Management & Maintenance

· Act as keyholder, responsible for the opening and securing of the premises.

· Ensure the school site is safe, clean, and well maintained at all times.

· Carry out minor repairs and maintenance within the scope of the role.

· Monitor and operate heating, lighting, and plant systems to maintain appropriate conditions.

· Ensure all external areas are free from litter and drains/gullies are clear and operational.

· Maintain tidy and organised storage and work areas.

· Ensure access to the site during adverse weather conditions, including gritting as required.

Cleaning & Facilities

· Supervise and support cleaning staff to maintain high standards of cleanliness.

· Ensure cleaning materials and consumables are appropriately stocked and stored.

· Ensure all equipment is safe, maintained, and compliant with regulations.

Security

· Maintain the security of the premises, including management of alarm systems.

· Monitor access to the site and ensure safeguarding procedures are followed.

· Act as a point of contact for out-of-hours emergencies where required.

Contractor & Site Works Management

· Liaise with contractors and external agencies regarding site access and works.

· Ensure contractors comply with health and safety requirements and school procedures.

· Verify contractor documentation, including DBS and relevant certifications.

· Monitor the quality and progress of works carried out on site.

Health & Safety

· Ensure compliance with all relevant health and safety legislation and school policies.

· Carry out and record regular health and safety checks, including fire alarms and emergency systems.

· Support and maintain risk assessments, COSHH records, and safety documentation.

· Ensure safe storage and use of hazardous substances.

· Maintain records relating to statutory checks (e.g. legionella, asbestos, equipment servicing).

· Support fire safety procedures, including evacuation drills and training.

Administration & Compliance

· Maintain accurate records of maintenance, inspections, and statutory compliance.

· Undertake routine audits such as meter readings and safety checks.

· Report defects, issues, and risks to the Headteacher and senior staff.

· Contribute to the planning and development of the school site.

Leadership & Teamwork

· Line manage cleaning staff, including induction, training, and performance management.

· Build positive working relationships with staff, contractors, and external agencies.

· Contribute to the wider life and ethos of the school.

· Participate in professional development and appraisal processes.

Person Specification

Essential

· Good working knowledge of ICT, including Microsoft Office

· Practical DIY and maintenance skills

· Experience of working with contractors

· Knowledge of COSHH and health & safety procedures

· Ability to work independently and as part of a team

· Strong organisational and communication skills

· Full driving licence

· Ability to undertake physical tasks including lifting and working at height

Desirable

· Experience in a school or similar environment

· First Aid qualification

· Knowledge of relevant legislation and compliance requirements

· Experience of undertaking risk assessments

Additional Requirements

· Enhanced DBS check and barred list clearance

· Satisfactory references

· Evidence of relevant experience and qualifications
