Site Operative Job Specification
Full - time, permanent, 5 weeks holiday


We require a Site Operative to join the school as the number 2 for the Facilities and Estates Manager. You should be friendly and professional and, most importantly, a team player.

Responsibilities:
• To act as a Deputy for the F&E Manager - and being responsible for site management, H&S
and compliance issues in the absence of the F&E Manager.
• Working with the Site Manager to produce a Planned Preventative Maintenance (PPM)
programme for the school and carry out general duties and maintenance as directed.
• Ensure the school grounds are clear of litter, unsafe objects etc., and coordinate the inspection of all playground equipment for condition and safe operation daily before 8am.
• Working with the F&E manager to ensure completion of daily inspections, reviewing safety of the grounds, paths, fences, gates and steps, etc., to which pupils/staff have or can gain
access to.
• General security of the buildings and grounds including 'opening and locking up', testing operating the Fire Alarm and associated equipment's and the Intruder Alarm systems during
and including school holiday periods. Retrieving CCTV footage as and when required.
• Provide an 'on-call' service out of hours in the event of a serious emergency in line with a
local rota.
• Provide services for school events out of hours including weekends.
• Working with the F&E Manager to coordinate the set-up requirements for school events and assemblies and liaise with the event coordinator and F&E Manager in order to ensure that
the events are set up correctly and on a timely basis.
• Execute work plans for seasonal and holiday periods.
• Understand and be able to carry out effective and economic operation of building services including central heating, lighting and water.
• Have the necessary skills / training and experience to undertake a variety of mechanical and electrical repair issues.
• Administration of school maintenance request forms, the prioritising and processing of entries for repairs and the execution of the required repair whether undertaken personally
or contracted out in a safe manner in line with current procedures.
• Calling in repairmen/contractors, through the Site Manager, to underepairs/inspections.
• Checking on quality, effectiveness and completeness of works undertaken by repairmen/contractors where applicable.
• Controlling the entry and presence of workmen/contractors within the school buildings/grounds, including gardening contractors
• Responsible for accepting any deliveries to the school, delivering the items to their designated locations.
• Assist with grounds maintenance including gardening and tidying up around the site as required.
• Awareness of budget constraints and ensuring all expenditure is approved by F&E Manager.
• Undertake routine repairs and redecoration to the building structure/fabric, furniture, fences/gates/pathways electrical system, plumbing and equipment where necessary and as
identified by the F&E Manager & the Business Manager.
• Work closely with the F&E Manager to ensure that all remedial works are completed in order to ensure site is compliant.
• Support F&E Manager with all Health & Safety concerns ensuring that all open items are closed out effectively.


Person Specification
• Excellent communication and organisational skills with the ability to pay close attention to detail whilst managing a busy workload.
• Great problem-solving skills with the ability to make decisions, take accountably and responsibility for their actions.
• Ability to be flexible and adaptable in order to manage school site properties and responsibilities, often out of normal school time.
• Good interpersonal skills and able to work collaboratively with their stakeholders both internally and externally.
• Good IT skills, Word, Excel & Teams.
• The ability to undertaken general repairs / refurbishment at satisfactory level.
• Knowledge of electrical, mechanical and building structures.
• Good understanding of Health and Safety and COSHH regulations.
• Ability to identify harmful or potentially harmful conditions/ practices / procedures within general areas of responsibility.
Ability to liaise with and administer repairmen / contractors with prior knowledge.

• Previous site operative experience.
• Proven experience of performing maintenance duties including plumbing, carpentry,
